Here is a list of questions you should ask, before deciding on a Real Estate Agent to represent you.

  • Are you a full-time Salesperson?
  • What is your success rate/track record?
  • What is your company’s position in the market?
  • Do you have a marketing plan?
  • What if I am unhappy with your service?
  • What do we do if my home is not sold within X days?
  • Do you have references?
  • How can you protect my interests as a seller?

Why use an agent to sell ?

A well informed agent can provide many services to you. Advertising, qualifying prospect, helping with the agreement, and other details.

What should I do to get ready to sell?

There are many things you can do to prepare your home before you place it on the market. Remember, first impressions are extremely important. Also remember that if a prospects sees a hundred aspects of your home and one is bad, that is the one item that will stick out in his mind and lower his offering price. Such things as squeaking doors and dripping taps can easily and cheaply be rectified.

How do I choose an agent?

First thing to remember is don’t necessarily list with the person that gives you the highest estimate for your home unless they can confidently back up their information. Other factors to consider are they full time, do they have a marketing plan, are they readily accessible, and what guarantees are they willing to provide if the job does not get done in a reasonable period of time.

I would like to sell privately

Thats fine, but be aware of some major road blocks. Security, inability to follow up, lack of exposure, your limited time, your inability to ask certain questions to determine the prospects ability or sincerity to purchase. (See For Sale By Owners)

Why couldn’t we sell the first time?

That can be a difficult question to answer. Usually price is the main factor. The second factor is condition. We can provide you valuable tips in this regard.
