Do you have an Agent to help you find a Home?

If you don’t, you’re putting yourself at a disadvantage. Here are a few reasons why:

  • You spend time combing the media for that special home. Due to publication schedules, some of the properties advertised have already been on the market for up to two weeks. That special home will probably sell within days of being listed. You want to be notified the minute that home becomes available for showings, NOT after the sold sign goes up.
  • Why call ten companies regarding ten different properties? You can call your Agent and have him do the work for you. Chances are, some of the homes will not be of interest to you anyway.
  • The Agent should be able to assist you in finding the best interest rates available in the mortgage market.
    It doesn’t cost you a dime to have an Agent do the work for you. The seller is the one paying his fee, not you!
  • Most people feel that if they commit to an Agent, they are destined to be hounded all the time. This won’t happen as long as you set the ground rules. Why should you spend hours looking through the media and making phone calls to many other agents?

Tell the Agent exactly what you are looking for. Make it clear that if the property doesn’t meet your criteria, you don’t want to see it.

Tell the Agent how you want to be notified of new listings. The electronic age offers fax, phone, E-mail or the old-fashioned delivery to your mailbox.

If you change your mind about price or area, for example, let your Agent know. He is not a mind reader, and he can only provide information based on your requirements.

If you see a property listed with another Broker, call your Agent. He is there to represent your best interests. He can find out how long the property has been on the market, the seller’s motivation and other pertinent information.

WHAT TO LOOK FOR IN AN AGENT

  • Are they full time?
  • Do they have some computer skills (especially if you want to receive E-mail)?
  • Are they readily accessible (pager, cell phone)?
  • Most importantly, are you comfortable with them?
  • If they meet the above criteria, then “hire” them to find you a home.
